New Meters: Which Shopping Malls Will Open in Ukraine in 2025 and the Next Two Years

 

This year, at least five new shopping centers will open in various regions of Ukraine, with seven more planned for launch in 2026–2027.

 

In total, at least 12 retail facilities are scheduled to open from 2025 to 2027. Among the projects are: TRC Ukraina, Residents Mall, and Riverville in Uzhhorod; Rosvyhivskyi Shopping Center, Retail Park Mukachevo, and Silver Park Mukachevo in Zakarpattia’s Mukachevo; Mayak A1 Mall in Odesa and A7 Mall in Ivano-Frankivsk; Gallery Chicago and Terra Hall in Chernivtsi; as well as Kvartal City and Road Park in Lviv. Retail & Development Advisor (RDA), the exclusive broker for these properties, has shared details regarding the concepts, opening timelines, and expected tenants.

 

2025

 

TRC Ukraina

 

 

Location: Uzhhorod, Kyryla i Mefodiia Square

TRC Ukraina is one of the most ambitious retail real estate projects planned to open in 2025. Once completed, the three-story complex will become the largest shopping and entertainment center in Zakarpattia, located near Uzhhorod’s historic center. The project includes a modern cinema, large grocery store, international and national brands, and a food court with a scenic terrace. Both underground and surface parking will accommodate 350 cars.

 

Rosvyhivskyi Shopping Center

Opening this fall, Rosvyhivskyi will be Mukachevo’s first modern retail complex, drawing interest from major chains despite its modest size. Located near the Kyiv–Chop international highway, it includes both surface and underground parking for 158 vehicles.

 

Mayak A1 Mall

 

 

Location: Odesa, Polkovnyka Huliaieva Ave

GBA: 13,000 sq. m

GLA: 10,000 sq. m

Planned Opening: July–August 2025

Occupancy Rate: Over 75%

Located in a densely populated area with strong transport and pedestrian access, Mayak A1 is set to open in summer 2025. The catchment area includes around 100,000 people.

 

A7 Mall

 

 

Location: Ivano-Frankivsk, Halytska St, 57

Centrally located near the town hall, market, and park, A7 is in the city's highest foot and car traffic zone. Confirmed tenants include children’s entertainment center Fly Kids, jewelry retailers, confectionery shops, and leading Polish brands Half Price, CCC, and Sinsay.

 

Retail Park Mukachevo

 

 

Location: Mukachevo, Chervonohirna St

GBA: Phase I – 8,900 sq. m; Phase II – 15,900 sq. m

Planned Opening: Phase I – September 2025

Occupancy Rate: 80%

Tenants: Jysk, Comfy, LC Waikiki, Sinsay, Megasport, Nova Poshta

Parking: Phase I – 203 spaces; Phase II – 380 spaces

 

This retail park will be located on Mukachevo’s bypass road, offering a European-style format. Phase I spans nearly 9,000 sq. m, with notable tenants including Jysk, Comfy, LC Waikiki, and Sinsay.

 

2026

 

Silver Park Mukachevo

 

 

Location: Mukachevo, Tomasha Masaryka St

GBA: 4,000 sq. m

Planned Opening: March 2026

Parking: 100 spaces

 

Silver Park will be built at the city's entrance, near a historic market zone and Silverland supermarket. It will host stores selling electronics, home goods, and clothing. Construction starts in June 2025.

 

Road Park Mall

 

 

Location: Lviv Ring Road, near Vynnyky

GBA: 13,500 sq. m

GLA: 9,300 sq. m

Planned Opening: Q4 2026

Parking: 220 spaces

 

Serving residents of eastern Lviv and transit traffic from the Kyiv–Chop route, Road Park will feature a grocery anchor, food court, and fashion & electronics stores. Plans include underground parking which may also serve as a shelter.

 

2027

 

Tera Hall TRC

 

 

Location: Chernivtsi, Ruska St, 236

GBA: 16,900 sq. m

GLA: 11,300 sq. m

Planned Opening: Q2 2027

Parking: 238 spaces

 

This four-level TRC will open on Ruska Street. Anchors include grocery stores and the “Kraina Mriy” children’s center. The food court will span over 600 sq. m.

 

Residents Mall

 

 

Location: Uzhhorod, Slovianska Embankment

Parking: 414 spaces

 

Located within the premium-class Residents Avenue residential complex near Bozdosh Park, confirmed tenants include a 2,000 sq. m Symbol fashion store.

 

Kvartal City TRC

 

 

Location: Lviv, Shevchenka St, 313

GBA: 49,300 sq. m

GLA: 20,000 sq. m

Planned Opening: Q4 2027

Parking: 523 spaces

 

Kvartal City will be a major development in Lviv’s Riasne district. Features include a 4-screen cinema, 3,000 sq. m Fly Kids entertainment center, and 2,000 sq. m food court.

 

Gallery Chicago Mall

 

 

Location: Chernivtsi, Nezalezhnosti Ave, 137V

GBA: 9,200 sq. m

Planned Opening: Q4 2027

Parking: Surface – 32 spaces, Underground – 134 spaces

 

Planned for a newly developed district, Gallery Chicago will serve around 32,000 nearby residents. Tenants will include Fly Kids and a variety of national/international chains.

 

Riverville TRC

 

 

Location: Uzhhorod, Babyaka St

GBA: 31,700 sq. m

GLA: 15,600 sq. m

Planned Opening: H1 2027

Parking: 308 spaces

 

Part of the Riverville residential complex, the TRC will feature a riverside dining area, a three-level family restaurant with terraces and kids’ zones, and daily traffic estimated at 15,000 visitors. Retail mix includes a 2,400 sq. m grocery store, 2,800 sq. m children’s center, and 1,300 sq. m fashion store. A gym and multi-level parking are also planned.
