The new commercial facility, called Park 808, will be located in the village of Kinchesh on the Uzhhorod ring road. The opening of the first phase of the project, with an area of 3,500 sq. m, is scheduled for November 2026.

"The location of Park 808 on the Uzhhorod ring road—part of the international M-06 Kyiv–Chop highway—has strong potential due to constant transit traffic. In addition to residents of Uzhhorod, the facility will be able to attract visitors from nearby settlements as well as drivers traveling along the international transport corridor toward the European Union border. Such a location creates the conditions for a stable flow of customers and makes the retail park attractive for the development of various retail formats", commented RDA CEO Andrii Lototskyi.
Interestingly, the concept of Park 808 includes not only a commercial but also a recreational component.
"The complex is planned to feature modern sports infrastructure—padel courts and a football field—which will complement the retail park’s function as a place for leisure and recreation. It is expected that combining shopping with sports activities will create a new point of attraction for residents of Uzhhorod and visitors to the region, explained the developer’s authorized representative", Stanislav Matiko.

According to him, the project will also include a parking lot with 120 spaces. A roundabout has already been built near the retail park, providing convenient access to the parking area for traffic from both directions. In addition, the developer plans to create an additional entrance from the other side of the site, as well as two more for the second phase of the project.
RDA adds that the company has already begun the brokerage process for the retail park and is seeing strong interest from both international chains and local retailers. Given the sports component of the complex, when forming the tenant mix, RDA will primarily focus on attracting sportswear and footwear stores, as well as a supermarket, pharmacy, and pet store to meet visitors’ daily needs.

As Andrii Lototskyi notes, in recent years demand for modern retail real estate in the Zakarpattia region has grown significantly, and although the supply of new shopping centers is expanding, the pace of construction still does not fully meet market needs.
