BGV Development, owned by Hennadiy Butkevych, will soon begin the active construction phase of the Zhyto shopping and entertainment center in Boyarka. This was announced by the press service of Retail & Development Advisor (RDA), the project's exclusive leasing broker. The complex will have a total area of nearly 24,000 sq m, including 16,650 sq m of leasable retail space.
"We plan to commission the first phase of the Zhyto shopping center, covering more than 10,000 sq m, in the fourth quarter of 2027. Tenant fit-out will begin immediately afterward. Preparatory works are currently underway. The company has already obtained the construction permit and will soon move into the active construction phase," said Maksym Kovalenko, CEO of BGV Development.

According to him, by the end of this year the company intends to complete the key structural works, including installation of the reinforced concrete frame, construction of external utility networks, and enclosure of the building. Once the main structure is completed, BGV Development will proceed with the next stages of the project. During 2027, the developer plans to carry out interior finishing works, landscaping, and installation of engineering systems, escalators, and elevators.
At the same time, the leasing process has already begun. According to RDA, the tenant mix is expected to include a grocery anchor tenant, a major home goods retailer, a children's entertainment center, a cinema, consumer electronics and appliance stores, sporting goods retailers, and fashion operators representing well-known Ukrainian and international brands.
"Our primary goal is to create a balanced tenant mix that fully meets the needs of Boyarka residents and the surrounding community. In addition to a supermarket and extensive entertainment facilities, the shopping center will feature a food court, a drive-through restaurant, modern cafés, a pharmacy, a drogerie store, and a variety of other retail operators that will provide visitors with a comprehensive range of everyday services and shopping opportunities," said Andrii Lototskyi, CEO of RDA.
According to Lototskyi, approximately 300,000 people live within a 15-kilometer radius of the shopping center. Designed as a modern Community Lifestyle Center, the project will primarily target active, modern, and financially secure families with children from Boyarka and nearby communities.
A major advantage of the project will be its excellent transport accessibility. The complex will offer a parking lot with more than 600 spaces, while annual footfall is projected to exceed 5 million visitors. The second phase of the project, with an area of nearly 13,500 sq m, is preliminarily scheduled for completion in 2028.
In April last year, BGV Development opened the first Zhyto shopping center in Zhytomyr. The property has a total area of more than 4,100 sq m, including 3,200 sq m of leasable space. Its tenants include Sinsay, Andi, ATB, Aurora, and other retailers.

The architectural concept of the second Zhyto shopping center in Boyarka draws inspiration from the city's surrounding landscape—fields, farmland, and rye ears. This concept became the foundation of the project's design. The building will feature a distinctive sculptural form with a signature golden façade, symbolizing a ripened rye field and creating a new architectural landmark for the city.

The interior has been designed to ensure intuitive navigation without "dead zones." Two entrance groups on different levels, a spacious multi-level atrium, a panoramic elevator, escalators, and a logical arrangement of anchor tenants will ensure smooth and even visitor circulation throughout the complex.

Special attention will be given to landscaping. More than 3,200 sq m of green areas will be created, complemented by recreational spaces, wooden decks, ornamental grasses, and ambient lighting that reinforces the project's natural concept. Modern LED screens integrated into the façades will also be used for community communication and public information campaigns.

According to BGV Development, the project has been designed in line with modern energy-efficiency and sustainable construction principles. The shopping center will feature solar photovoltaic panels, a gas-powered backup generator to ensure uninterrupted operation of critical systems, centralized ventilation systems with heat recovery, modern VRF air-conditioning systems with individual zoning, a Building Management System (BMS) to automatically optimize all engineering systems, LED lighting throughout indoor and outdoor areas, and a rainwater harvesting and reuse system for irrigation and technical purposes. These solutions are intended to improve operational efficiency, reduce energy consumption, and support the long-term sustainability of the development.
