Since opening, average footfall at the Mukachevo retail park has increased by 50%. Retail & Development Advisor (RDA) acted as the exclusive leasing agent for the property.
The first phase of the scheme, comprising 8,000 sq m of leasable space, opened in mid-November 2025. Since then, average daily footfall at Retail Park Mukachevo has grown 1.5 times, from 8,000 to 12,000 visitors. Key drivers of this growth include the property reaching full occupancy, the arrival of new destination brands in the region, synergies with the surrounding retail environment, and its location on the Kyiv–Chop international highway, which carries 45,000 vehicles per day.

According to RDA, the retail park was 82% occupied in November last year, as some tenants were still completing store fit-outs, adapting their premises and preparing for opening. However, by August, with the opening of New Balance, CCC, Worldbox, Marathon, Zolotyi Vik and Okwine, vacancy had fallen to zero. Many of these brands made their debut in Zakarpattia specifically at Retail Park Mukachevo.

Other tenants include well-known international and Ukrainian brands, such as Danish home goods retailer JYSK; Turkish clothing, footwear and accessories chain LC Waikiki; consumer electronics retailer Comfy; Polish fashion brand Sinsay; multi-brand sports retailer Megasport; Nova Poshta, a Ukrainian postal and logistics operator; and several other retailers and service providers.

“Achieving 100% occupancy in the first phase demonstrates retailers’ strong interest in this location, while sustained footfall growth indicates that the retail park is becoming an important destination for shoppers from Mukachevo and surrounding communities. We expect the launch of the second phase to further strengthen this momentum by expanding the retail offer, attracting new operators and introducing additional leisure formats. As a result, Retail Park Mukachevo will be able to reach an even broader audience and reinforce its position as one of the region’s key retail destinations,” said Andrii Lototskyi, CEO of Retail & Development Advisor.
According to Lototskyi, the opening of the second phase will increase the retail park’s total area to 24,200 sq m. Tenants already announced for the new phase include HalfPrice and Pepco, as well as Fly Kids, a 3,000 sq m children’s entertainment centre, and a padel club. The first section of the second phase is scheduled to open in March 2027.
