"In 2022 our company planned to implement several projects, but the war significantly adjusted our actions. At the beginning of Russia's military aggression against Ukraine, all investments were suspended, because there were many more important and urgent issues. Now we have decided to resume investments and have started work on the construction of the second stage of LC Fort. We are convinced that the construction of additional warehouse space will help companies in need of relocation, because renting a "B+" warehouse in Rivne is much cheaper than in Kyiv or Lviv, and the logistical convenience of its location is no worse," says the director of the shopping center Zlata Plaza Oleksandr Overchuk.
According to him, the project documentation for the construction of the second stage of the facility was ready even before the full-scale invasion. At the same time a part of the main construction materials was purchased, so the cost of the project implementation compared to last year increased insignificantly.
"It is clear that it is difficult to predict the payback now, because the circumstances change almost every hour. Therefore the more important arguments for the implementation of the project right now for us are: supporting the economy, stimulating the orders of manufacturing enterprises, jobs and paying taxes. The total area of ββthe second phase of the facility will be 3,000 square meters, of which 2550 sq. m will be allocated for warehouses and 450 sq. m - for office premises. Its commissioning is planned already in December of this year," Oleksandr notes.
He adds that the new construction corresponds to the "B+" class according to the international classification of warehouses and it will be the first such facility in Rivne. Among the main technical characteristics of the facility: ceiling height of 8 meters, 5 dock shelters with dock levellers, dust-free industrial floors, 24-hour security and video surveillance, access control and management system, fire alarm, etc.
During the construction of the second stage, the company used energy-efficient materials and technologies. In particular the heating of office premises will be carried out with a warm floor at the expense of heat pumps. It is also planned to install solar panels on the roof to provide 30% of the electricity consumption needs. At the same time, a modern access control and management system will automatically control the barriers and provide analytics on the external entrances to the office and warehouse part of the building.
"The western region is now extremely popular, so the location of the complex is its main advantage. But if Lviv Oblast as the flagship of western Ukraine is oversaturated with demand, Rivne can be chosen by those companies that need short routes both to Kyiv and the east of the country, and to the center, south and borders of our European neighbors – Poland, Slovakia, Hungary and Romania . The location on main roads within the city limits allows us to provide logistics needs both within Ukraine and abroad with maximum efficiency. Additional advantages of LK Fort are its quality, technology and the professionalism of the lessor, which is a systemic player in the Ukrainian commercial real estate market," says Kyrylo Kravchenko, head of RDA office real estate projects.
According to the top manager potential tenants of the complex may include manufacturing companies of various fields, as well as retail chains, logistics operators or distributors. The rental rate in the facility will start from $4.5 per square meter per month, excluding VAT and operating costs. At the same time Kyrylo notes that depending on the term of the lease, terms of exit from the contract and other package commercial conditions, tenants can count on a discount from the landlord.
