Concept and advantages: The “ZHITO” shopping and entertainment center is strategically located in the new retail corridor of Boyarka, right next to the ‘Silpo’ supermarket, the “Epicenter” shopping center, and McDonald's. The project is characterized by a lack of strong direct competitors, as there is insufficient market saturation with high-quality retail space within a 10–15 km radius. The complex’s catchment area covers over 300,000 people within a 15 km radius, including through traffic. The shopping center’s potential annual foot traffic is estimated at 5 million people. The property’s key differentiator is its extensive entertainment component (movie theater, entertainment center, food court, restaurants, and cafes). An additional security advantage is the underground parking garage, which serves as a shelter.
