Retail Park on the Uzhhorod Ring Road
Location: Kinchesh Village, 2 Fizkulturnaya St. (Uzhhorod Ring Road, along the M-06 Kyiv–Chop international highway). 
Status: Under construction. 
Area: GBA: 5,506 sq. m. According to updated data, the area of the first phase will be 3,500 sq. m, and the second phase—2,541 sq. m. 
Parking: A total of up to 169 parking spaces are planned. As part of the project, a parking lot with 120 spaces is being constructed, featuring convenient access for vehicle traffic from both directions (thanks to the already built ring road), and additional access points are planned for the project’s second phase. 
Completion dates: Phase I — November 2026, Phase II — Q4 2027. 
Anchor tenants: Shopping mall, modern sports infrastructure (paddle tennis courts, mini-soccer and beach volleyball fields), seasonal swimming pool complex. In forming the tenant mix, RDA is primarily focused on attracting a supermarket, a pharmacy, a pet store, and sports apparel and footwear stores. 
Concept and advantages: The property is located in the southern part of Uzhhorod (near the village of Kinchesh) and has strong potential due to constant transit traffic on the M-06 highway. It is 23 km from the city of Chop and 38 km from Mukachevo. This location allows the complex to attract not only residents of Uzhhorod and surrounding areas but also drivers traveling along the international transport corridor toward the EU border.
The complex’s unique selling point is its recreational component. The combination of classic shopping and a large-scale sports and leisure infrastructure (paddle tennis courts, a swimming pool, and a soccer field) will create a fundamentally new destination for residents and visitors to the Zakarpattia region.
