Construction of the modern Tera Hall shopping and entertainment center has begun in Chernivtsi. The complex will be located at 236 Ruska Street, and its opening is scheduled for the third quarter of 2028.
According to the press service of the consulting company Retail & Development Advisor, which acts as the exclusive broker of the mall, the total area of the four-level complex will be 16,150 square meters, with 11,600 square meters of retail space.

"The anchor tenants of the shopping center will be the Silpo supermarket and the “Kraina Mriy” (Land of Dreams) children’s entertainment center. Other tenants will include clothing and footwear stores, home goods retailers, household appliance shops, jewelry stores, bookstores and stationery shops, as well as impulse-purchase retailers and service operators.
“Our main goal in forming the tenant mix of the complex is to fully satisfy the purchasing needs of residents of the district and the surrounding urban agglomeration,” said Andrii Lototskyi, CEO of RDA.
According to him, the target audience of the project will include families with children, motorists, and active young people aged 20–40. The projected foot traffic is expected to reach about 10,000 visitors per day on weekdays and 13,000–14,000 on weekends.

As Svitlana Homeniuk, Director of Tera Hall, clarified, the construction permit was obtained in January 2026, after which preparatory work began on the site. By the end of this year, the developer plans to complete the monolithic and main structural framework works.
“One of the key ideas of the project is to create not just a shopping mall, but a modern urban space for residents of Chernivtsi, people living in the Graviton district, and visitors to the city. At the same time, it is crucial for us that the complex meets modern building regulations, safety standards, and energy-efficiency requirements.
Solar panels will be installed on the roof to ensure autonomous power supply, while heating will be provided by the complex’s own gas boiler house. Special attention will also be given to safety systems: the complex will be equipped with a modern automatic fire-extinguishing system, smoke extraction system, and fire alarm,” said Svitlana Homeniuk.

She also added that the conceptual design of the complex was developed in cooperation with the architectural bureau Guess Line Arch. As a result, the architecture of the building will be modern and restrained, with the main emphasis on materials and geometry. A light-colored facade with textured masonry and perforated elements will create a recognizable yet delicate appearance that will harmoniously complement the surrounding urban development rather than compete with it.
As part of the project, the developer will also build a large parking area for nearly 240 cars. In case of air raid alerts, the shopping center will include a shelter designed to accommodate up to 1,500 people.
