Opera Passage: What’s Happening at One of Lviv’s Oldest Shopping Centers

Which retail operators are currently active at the Opera Passage shopping center in Lviv, what premises are available for lease, and how the mall’s management company plans to further develop the property.

The Opera Passage shopping center is not only one of the oldest retail complexes in Lviv, but also the only one in the city created by combining two historic buildings into a covered passage. The mall is located in the very heart of the Old Town, close to one of its most famous architectural landmarks — the Lviv Opera House. Nearby are also the renowned Market Square (450 m), Potocki Palace (1.1 km), Lviv Polytechnic University (1.4 km), and other notable attractions and historic buildings.

The shopping galleries are designed in a classic style, and the layouts can be adapted to accommodate various retail formats. Importantly, the façade faces Svobody Avenue, known for its high pedestrian traffic. For added convenience, the complex offers parking with access through a secondary entrance from Kurbasa Street — a major advantage in central Lviv.

The total area of the five-story Opera Passage building is nearly 5,300 sq m. Of this, 1,300 sq m is occupied by the hotel of the same name, 1,900 sq m comprises common areas, and nearly 2,000 sq m is available for lease. According to Oleh Klopov, Commercial Real Estate Project Manager at Retail & Development Advisor (RDA), units ranging from 15 sq m to 550 sq m are currently available for various retail purposes. One of the most promising locations within Opera Passage is a façade unit on the first and second floors with a total area of nearly 360 sq m.

"The pedestrian traffic interacting with the shopping center amounts to approximately 20,000 people per day. Therefore, tenants of the façade unit can expect consistently high brand visibility, a steady flow of potential customers, and rapid brand recognition in one of the strongest commercial spots in Lviv’s historic center. The combination of a prime façade location, flexible layout options, and the area’s tourist and business activity creates favorable conditions both for efficient retail operations and for the development of concept-driven establishments targeting urban residents and tourists", notes Oleh Klopov.

Among other advantages of the complex, the expert highlights sufficient electrical capacity for tenants, integrated vertical communications (elevators, escalators, stairs), and low competition from large-format shopping centers.

The management company of Opera Passage уточнює that the mall currently hosts retail operators in cosmetics, electronics, jewelry, accessories, women’s and men’s clothing, a branded store of the Hetman alcohol brand, as well as offices and cafés. The fourth floor is occupied by the Anex Tour travel agency and the 200-seat Leopolis Hall conference venue.

At the same time, the management company aims to attract more tenants capable of meeting the needs of the hotel’s guests. The hotel features 40 rooms accommodating up to 120 guests and operates at maximum occupancy rates.

"Given the consistently high hotel occupancy and the complex’s prime central location, Opera Passage is considered one of the most promising sites for developing quality urban services and concept retail. The management sees significant potential for further expansion of the shopping center’s service infrastructure. In particular, they plan to attract a full-service restaurant to serve hotel guests and city residents, a SPA salon including a hairdresser, massage room, cosmetology services, medical services and diagnostic offices. Other potential tenants include quest rooms, children’s playrooms and studios, a postal branch, a dry-cleaning drop-off point, and more".
